The purchase of an Essex Homes Southeast, Inc. home includes a warranty from the Residential Warranty Corporation. A copy of the warranty is included in the Essex Homes Warranty Book. If you purchase VA or FHA, the warranty will be different due to the requirements of those government programs and you will receive a copy at the time for your closing. The warranty issued is the only warranty offered by Essex Homes. Established in 1981 the Residential Warranty Company, LLC & Affiliates (RWC) has issued over two million written insured warranties on new homes all across the country. RWC is one of the nation's oldest and largest providers of written insured new home warranties.
Eight Year Structural Element Warranty
The goal of the Residential Warranty Corporation is to provide you with a quality home and excellent customer service. We hope our quick response and personal service will satisfy you so that you will refer your friends, family and acquaintances to Essex Homes Southeast, Inc. You will appreciate our 8-year Residential Warranty contract written specifically for South Carolina. Essex Homes offers this warranty on all of their homes after having met the screening criteria established by the program and its underwriters. Residential Warranty Company, LLC’s (RWC) insurer, Western Pacific Mutual Insurance Company, A Risk Retention Group, has earned an "A-(Excellent)" rating from A.M. Best. A brief summary of their warranty follows: In the first year, the Warranty covers certain defects in workmanship, materials and major systems. If the workmanship, systems and/or the materials used in the building of your home do not meet specified quality standards as outlined in the warranty, your Builder is responsible for correcting the deficiencies. In addition, the Warranty includes eight-year protection on warranted structural elements in your home as defined in your Residential Warranty Corporation book. The Warranty identifies which parts of a home are warranted and the criteria for establishing a structural defect. The Builder is responsible for correcting warranted defects which do not meet warranty standards in the first year as specified in the Residential Warranty Corporation book. If your Builder is unable to meet the warranty obligations, RWC will assist you. RWC’s insurers are responsible for the structural warranty coverage for all eight years of the warranty. Any request for warranty performance satisfied by RWC's insurers is subject to a warranty service fee.
